About the Dubai Rent Increase Calculator
Dubai landlords can only raise rent within limits set by Decree No. 43 of 2013, based on how far your current rent sits below the RERA rental index average for similar units in your area. The further below market your rent is, the more your landlord is allowed to raise it — but never more than 20%.
How it works
- Calculate how far your current rent is below the RERA index average:
% below market = (index average − current rent) ÷ index average. - Apply the matching band:
- Within 10% of market: 0% increase allowed
- 11-20% below market: up to 5%
- 21-30% below market: up to 10%
- 31-40% below market: up to 15%
- More than 40% below market: up to 20% (the maximum)
Assumptions and behaviour
- Uses the official RERA rental index bands under Decree No. 43 of 2013.
- You'll need the RERA index average for your unit type/area, available via the Dubai Land Department's rental index tool — this calculator doesn't fetch it automatically.
- Assumes standard 90-day notice has been (or will be) given, as required before any increase takes effect.
Limitations
- Doesn't fetch the live RERA index value — you supply it manually.
- Doesn't check whether proper 90-day written notice was given, which is required regardless of the percentage.
