About the Ontario Land Transfer Tax Calculator
Every property purchase in Ontario triggers provincial Land Transfer Tax (LTT), calculated on a marginal bracket system similar to income tax. If you're buying in the City of Toronto, you pay a second, municipal land transfer tax on top — so Toronto buyers effectively pay double land transfer tax. First-time buyers can claim a rebate against both.
How it works
Both taxes use marginal brackets — each portion of the price is taxed at its own rate, not the whole price at the top rate. Toronto's Municipal Land Transfer Tax mirrors the provincial brackets up to $3 million, then applies its own steeper bands above $3 million (effective April 2026). If you tick first-time home buyer, up to $4,000 is rebated off the provincial tax and up to $4,475 off Toronto's municipal tax.
Assumptions and behaviour
- Uses 2026 marginal bracket rates for both Ontario provincial LTT and Toronto's Municipal Land Transfer Tax (MLTT).
- Assumes a single-family residential property (1-2 units) — different rates can apply to other property types.
- First-time buyer rebate is applied as a straight deduction, capped at $4,000 (provincial) and $4,475 (Toronto), not reducing tax below $0.
Limitations
- Doesn't check first-time buyer eligibility (Canadian citizen/permanent resident, never owned a home anywhere, spouse's ownership history) — confirm with your lawyer.
- Doesn't cover non-resident speculation tax or new-construction HST considerations.
