About the VIC Stamp Duty Calculator
Land transfer duty (commonly called stamp duty) is a one-off tax Victoria charges when you buy property, based on the purchase price or market value, whichever is higher. This calculator applies State Revenue Office Victoria's general duty schedule to estimate the duty payable on a standard purchase.
How it works
Victoria's duty schedule isn't a simple marginal-bracket scale for every band — most bands add a base amount plus a rate on the excess over the band's floor, but the $960,001–$2,000,000 band charges a flat 5.5% of the entire price rather than just the excess, and above $2,000,000 it reverts to base-plus-excess. The calculator applies the correct formula for whichever band your price falls into and shows the effective rate — duty as a percentage of price.
Assumptions and behaviour
- Uses the general rate — no first home buyer, principal place of residence, or off-the-plan concession applied.
- Assumes a standard purchase, not a foreign purchaser additional duty scenario.
- Rates shown are current as of the effective date noted below; Victoria periodically revises its duty schedule.
Limitations
- First home buyers and principal place of residence purchasers may be eligible for a concession or exemption under Victorian schemes — check eligibility separately.
- Foreign purchaser additional duty (an extra percentage for foreign buyers of residential property) is not included.
- Rates are periodically revised — confirm the current schedule with State Revenue Office Victoria before settlement.
