About the NSW Stamp Duty Calculator
Transfer duty (commonly called stamp duty) is a one-off tax NSW charges when you buy property, based on the purchase price or market value, whichever is higher. This calculator applies Revenue NSW's general marginal-rate brackets to estimate the duty payable on a standard purchase.
How it works
NSW transfer duty is calculated on a sliding scale: each slice of the price is taxed at the rate for its bracket, similar to income tax. The calculator adds up the duty owed across all brackets up to your property price and shows the effective rate — the duty as a percentage of the price.
For example, under the general-rate brackets in force since 1 July 2024, a $700,000 purchase falls in the $364,000–$1,212,000 bracket: duty is $10,910 plus 4.5% of the amount over $364,000, which works out to $26,030 — an effective rate of about 3.72%.
Assumptions and behaviour
- Uses the general rate — no first home buyer concession or exemption applied.
- Assumes a standard residential purchase, not off-the-plan, foreign-buyer surcharge, or premium property.
- Brackets shown are current as of the effective date noted below; NSW indexes these thresholds periodically.
Limitations
- First home buyers may pay less or nothing at all under NSW's First Home Buyer Assistance scheme — check eligibility separately.
- Foreign purchaser surcharge duty (currently an additional 8% in NSW) is not included.
- Rates are periodically revised — confirm the current bracket thresholds with Revenue NSW before settlement.
