About the ACT Stamp Duty Calculator
The ACT charges conveyance duty on most property purchases, based on the purchase price or market value, whichever is higher. This calculator applies the ACT Revenue Office's general (investor) marginal-rate brackets to estimate duty payable.
How it works
ACT conveyance duty uses a sliding scale — each slice of the price is taxed at the rate for its bracket. The calculator sums the duty owed across all brackets up to your property price and shows the effective rate as a percentage of the price.
For example, under the general (investor) rate brackets in force since 1 July 2024, a $700,000 purchase falls in the $500,000–$750,000 bracket: duty is $16,588 plus 6% of the amount over $500,000, which works out to $28,588 — an effective rate of about 4.08%.
Assumptions and behaviour
- Uses the general (investor) rate — owner-occupier and eligible first-home-buyer rates differ and are not applied here.
- Assumes a standard residential purchase.
- The ACT has been progressively cutting conveyance duty as part of its long-term tax reform program, so rates change more often than most states — always check the current schedule.
Limitations
- Owner-occupier and Home Buyer Concession Scheme rates can be significantly lower — check eligibility with the ACT Revenue Office.
- Foreign ownership surcharge duty is not included.
- This is a planning estimate, not a substitute for the ACT Revenue Office's official calculation.
