About the SA Stamp Duty Calculator
South Australia charges conveyance duty (stamp duty) on most property purchases, based on the purchase price or market value, whichever is higher. This calculator applies RevenueSA's general marginal-rate brackets to estimate the duty payable.
How it works
SA conveyance duty uses a sliding scale — each slice of the price is taxed at the rate for its bracket. The calculator sums the duty owed across all brackets up to your property price and shows the effective rate as a percentage of the price.
For example, under the general-rate brackets in force since 1 July 2024, a $700,000 purchase falls in the top bracket (over $500,000): duty is $21,330 plus 5.5% of the amount over $500,000, which works out to $32,330 — an effective rate of about 4.62%.
Assumptions and behaviour
- Uses the general rate — no first home buyer relief applied.
- Assumes a standard residential purchase.
- SA's bracket thresholds have historically stayed fixed for long periods (unlike NSW's indexed brackets), but always confirm the current table.
Limitations
- First home buyer relief in SA can reduce or remove duty for eligible off-the-plan and new-build purchases — check eligibility with RevenueSA.
- Foreign ownership surcharge is not included.
- This is a planning estimate, not a substitute for RevenueSA's official calculation.
