About the NT Stamp Duty Calculator

Stamp duty is a one-off tax the Northern Territory charges when you buy property, based on the purchase price or market value, whichever is higher. Unlike most states, the NT doesn't publish a simple marginal-bracket table for lower-value properties — instead it uses a formula. This calculator applies that formula to estimate the duty payable.

How it works

For property prices up to $525,000, the NT uses a quadratic formula that smoothly increases the effective rate as the price rises. Above $525,000, duty is simply a flat percentage of the full price — 4.95% up to $3,000,000, and 5.45% above that.

Assumptions and behaviour

  • Assumes a standard residential purchase.
  • The formula and thresholds are current as of the effective date noted below; the Territory Revenue Office revises these periodically.
