About the Commercial Stamp Duty Calculator
Unlike some other states, NSW does not have a separate duty scale for commercial property — offices, retail, industrial and other commercial land are taxed under the same general transfer duty brackets as residential property. This calculator applies that NSW general scale to a commercial property price.
How it works
NSW transfer duty is calculated on a sliding scale: each slice of the price is taxed at the rate for its bracket, similar to income tax. The calculator adds up the duty owed across all brackets up to your property price and shows the effective rate — the duty as a percentage of the price.
Assumptions and behaviour
- Uses NSW's general (non-concession) transfer duty scale — the same one used for residential property, since NSW does not apply a separate commercial rate.
- Other states may treat commercial property differently. Victoria, Queensland, WA and others use their own general duty scales, and some jurisdictions apply different treatment or surcharges to commercial land depending on use or foreign ownership — always check your specific state's rules before relying on this figure.
- Doesn't include GST, which is commonly payable on commercial property transactions in addition to stamp duty.
Limitations
- This calculator is built for NSW purchases only. If your commercial property is in another state, use that state's calculator or check with your state revenue office, since rates and thresholds differ across Australia.
- Foreign purchaser surcharge duty is not included.
- GST, land tax, and other transaction costs on commercial property are not modelled here.
