About the West Bengal Stamp Duty Calculator
West Bengal charges stamp duty on property registration based on property value and area type, rather than owner gender. Property in an urban area (within a municipal corporation or municipality) attracts 7% stamp duty, while property in a rural (panchayat) area attracts 6%. A flat 1% registration fee applies either way.
How it works
Enter the property value and select the area type. The calculator multiplies the value by the applicable stamp duty percentage for that area type, then adds a flat 1% registration fee on the same value to give total charges payable at registration.
Assumptions and behaviour
- Uses the standard area-based rate: urban / municipal & corporation area 7%, rural / panchayat area 6%.
- Rate is based on area type, not owner gender, unlike several other states.
- Registration fee is a flat 1% of property value in both area types.
- Assumes a standard residential purchase with no additional surcharges.
Limitations
- Does not account for market value guidelines (government-assessed value) vs. actual transaction value — duty is charged on whichever is higher.
- Some West Bengal announcements have offered temporary rate rebates (e.g. post-pandemic relief) that are not reflected here — always check current notifications.
- Rates are periodically revised — confirm the current rate with the WB Directorate of Registration & Stamp Revenue before registration.
