About the Uttar Pradesh Stamp Duty Calculator
Uttar Pradesh charges stamp duty on property registration based on property value and owner gender. A male buyer pays 7%, while a sole female owner or a joint male-female purchase pays 6% — a 1% rebate designed to encourage registering property in a woman's name. A flat 1% registration fee applies to all owner types on top of stamp duty.
How it works
Enter the property value and select the owner type. The calculator multiplies the value by the applicable stamp duty percentage, then adds a flat 1% registration fee on the same value to give total charges payable at registration.
Assumptions and behaviour
- Uses the standard gender-based rate: male 7%, sole female 6%, joint (male + female) 6%.
- UP gives a 1% rebate for sole female ownership relative to the male rate.
- Registration fee is a flat 1% of property value regardless of owner type.
- Assumes a standard residential purchase with no additional surcharges.
Limitations
- Does not account for circle rate vs. actual transaction value — UP charges duty on whichever is higher.
- Rebate rules and caps for female ownership can change or be capped at a maximum rupee amount in some notifications — verify current rules.
- Rates are periodically revised — confirm the current rate with IGRS UP before registration.
