About the Maharashtra Stamp Duty Calculator
Maharashtra charges stamp duty on property registration based on property value and area type. Property in an urban area (within a municipal corporation, which includes a 1% metro cess in some cities) attracts 6% stamp duty, while property in a rural area attracts 5%. A 1% registration fee also applies, capped at ₹30,000.
How it works
Enter the property value and select the area type. The calculator multiplies the value by the applicable stamp duty percentage for that area type, then adds a 1% registration fee (capped at ₹30,000) to give total charges payable at registration.
Assumptions and behaviour
- Uses the standard area-based rate: urban / municipal corporation area 6% (includes 1% metro cess where applicable), rural area 5%.
- Registration fee is 1% of property value, capped at ₹30,000.
- Assumes a standard residential purchase with no additional surcharges or concessions.
Limitations
- Does not account for ready reckoner rate (government-assessed value) vs. actual transaction value — duty is charged on whichever is higher.
- Female-buyer concessions and other temporary rebates announced by the state from time to time are not reflected here.
- Rates are periodically revised — confirm the current rate with the Maharashtra Department of Registration and Stamps (IGR Maharashtra) before registration.
