About the Karnataka Stamp Duty Calculator
Karnataka's stamp duty rate changes depending on the value of the property being registered, using three value tiers: 2% for properties up to ₹21 lakh, 3% for properties up to ₹45 lakh, and 5% above that. Unlike income tax brackets, the whole property value is taxed at the rate of whichever tier it falls into — it is not a marginal, slice-by-slice calculation. A flat 1% registration fee also applies.
How it works
Enter the property value. The calculator checks which value tier it falls into and applies that tier's flat percentage to the entire property value, then adds a 1% registration fee on top to show total charges.
Assumptions and behaviour
- Uses Karnataka's value-tiered flat rate: ≤₹21,00,000 at 2%, ≤₹45,00,000 at 3%, above at 5%.
- The whole value is taxed at the applicable tier's rate — this is not a marginal bracket calculation like income tax.
- Registration fee is a flat 1% of property value.
- Assumes a standard residential purchase with no additional surcharges.
Limitations
- Does not account for guidance value (government-assessed value) vs. actual transaction value — Karnataka charges duty on whichever is higher.
- Additional cesses (surcharge and cess on stamp duty) that some municipal areas apply are not included.
- Rates are periodically revised — confirm the current tiers with Kaveri Online before registration.
