About the TAS Stamp Duty Calculator
Conveyance duty (commonly called stamp duty) is a one-off tax Tasmania charges when you buy property, based on the purchase price or market value, whichever is higher. This calculator applies the State Revenue Office Tasmania's general marginal-rate brackets to estimate the duty payable on a standard purchase.
How it works
Tasmanian conveyance duty is calculated on a sliding scale: each slice of the price is taxed at the rate for its bracket, similar to income tax. The calculator adds up the duty owed across all brackets up to your property price and shows the effective rate — the duty as a percentage of the price.
Assumptions and behaviour
- Uses the general rate — no first home buyer, pensioner or off-the-plan concession applied.
- Assumes a standard residential purchase.
- Brackets shown are current as of the effective date noted below; Tasmania revises these thresholds periodically.
Limitations
- First home buyers and eligible pensioners downsizing may pay a reduced rate or nothing at all — check eligibility with the State Revenue Office separately.
- Foreign investor duty surcharge is not included.
- Rates are periodically revised — confirm the current bracket thresholds with the State Revenue Office before settlement.
