About the QLD Stamp Duty Calculator

Queensland charges transfer duty on most property purchases, based on the purchase price or market value, whichever is higher. This calculator applies the Queensland Revenue Office's general marginal-rate brackets to estimate the duty payable on a standard purchase.

How it works

QLD transfer duty uses a sliding scale — each slice of the price is taxed at the rate for its bracket. The calculator sums the duty owed across all brackets up to your property price and shows the effective rate as a percentage of the price.

Assumptions and behaviour

  • Uses the general rate — no first home concession or vacant land concession applied.
  • Assumes a standard residential purchase, not a foreign-buyer surcharge case.
  • Brackets shown are current as of the effective date noted below; QLD reviews these thresholds periodically.

Limitations

  • First home / first home vacant land concessions can reduce duty significantly — check eligibility with the Queensland Revenue Office.
  • Additional foreign acquirer duty (AFAD) is not included.
  • Confirm the current bracket thresholds before settlement, as they're periodically revised.
